For housing loan approval in Malaysia, expect to provide documents covering identity, income and the property. The exact list depends on the bank, applicant type, transaction and questions raised during assessment.
The faster your documents tell a clean story, the easier the file is to assess.
Basic documents most applicants need
Start with the basics:
- NRIC or the identification documents applicable to your status.
- Recent payslips and supporting income evidence for salaried applicants.
- Business and tax evidence for business owners or self-employed applicants.
- Property title, sale-and-purchase, booking or developer documents as applicable.
- A valuation report for a completed property where requested.

Salaried employee checklist
If your income is mainly fixed salary, prepare:
- The latest payslips for the period requested.
- Salary-crediting bank statements if used as validating evidence.
- EPF statement if used as validating evidence.
- Employment letter if the job is new.
- EA form or latest tax filing.
- Bonus or allowance proof if you want it counted.
The evidence should tell a consistent story. If a payslip and bank credit do not match logically, prepare an explanation and any supporting records rather than altering or omitting documents.
Commission or incentive income checklist
Commission income can be accepted, but it must be proven.
Prepare:
- Payslips showing commission breakdown.
- Bank statements showing credit.
- EA form or tax filing.
- Commission statement if available.
- The period of evidence requested by the bank; Maybank's current checklist asks for six months of commission statements.
How much commission a bank recognises is a credit-policy decision. Do not assume every ringgit will be used in an affordability calculation.
Self-employed and business owner checklist
Self-employed applicants usually need a stronger document pack.
Prepare:
- Business registration or SSM documents.
- Business current-account statements for the requested period.
- Personal bank statements if requested.
- The tax filing evidence applicable to the applicant's structure.
- Company financial statements if using company income.
- Management accounts if requested.
- Business profile, invoices or contracts if income needs explanation.
Business turnover is not automatically the same as the personal income a bank will recognise. Keep the business and personal evidence clear enough for the assessor to understand the flow.
Property documents
For subsale purchase, prepare:
- Booking form or offer to purchase.
- Copy of title if available.
- Vendor details if requested.
- Sale and purchase agreement if available.
- Property address and purchase price.
For new launch purchase, prepare:
- Sales package or booking form.
- Developer details.
- Unit details.
- Rebate or promotional package details.
- Expected completion stage if under construction.
For refinancing, prepare:
- Existing loan statement.
- Current outstanding balance.
- Property title or previous SPA if available.
- Insurance, assessment or other property details if requested.
- Reason for refinance or cash-out.
Why incomplete documents slow approval
Missing documents create questions and can delay an assessment.
Common problems include:
- Payslip does not match bank statement.
- Salary is credited in cash or split accounts.
- EPF contribution is missing or inconsistent.
- Business bank statement has many transfers without labels.
- Tax declared income is much lower than bank credits.
- Booking form price does not match the loan amount requested.
When a file is already tight, these gaps matter more.
What to prepare before asking for eligibility
For a clean pre-check, send:
- Target property price.
- Desired loan amount or margin.
- Income documents.
- Existing commitments.
- Current credit card outstanding.
- CCRIS record if available through Bank Negara Malaysia's eCCRIS portal.
- Any special income, such as commission, rental or business income.
