How these figures are calculated
¹Movement compares median total prices inside the same property-type and tenure groups in 2021–22 and 2024–25, weighted by earlier-period record counts. Each group needs 40 records in both periods. It is a cumulative period change, not annual growth or the official Malaysian House Price Index. Location, size, condition and lease balance can still change within a group.
Median prices and price bands cover 2024–25. Median prices require 10 records; the wider 10th–90th percentile range requires 20. Missing floor area is excluded from PSF calculations. Counts describe this export; they do not measure market share, time to sell or demand.
Breadth is the share of qualifying schemes with positive controlled movement. Each type/tenure group needs 20 records per period inside its scheme; at least five qualifying schemes are needed to show a percentage. Thinly traded schemes are excluded, so breadth is not representative of every property.

A market median is context for a decision. A specific property needs comparable type, tenure, size, condition and location. This export has no vacant-land sale types. Find comparable property sales or test your own land assumptions.
