Vacant land / Bring your evidence
Land needs its own comparables.
The property dataset contains no vacant-land sales. Build a transparent scenario from land transactions you can verify, using a single area unit throughout.
Check title and permitted use, tenure and remaining lease, road access, utilities, terrain, flooding and restrictions. An agricultural plot and development land are not interchangeable.
Check the development constraints.
A permitted plot ratio is only one part of feasibility. Verify legal use, physical constraints, approval conditions and complete costs. Read the land metrics guide and RICS development valuation guidance.

Use the right comparison
A market median is context for a decision. A specific property needs comparable type, tenure, size, condition and location. This export has no vacant-land sale types. Find comparable property sales or test your own land assumptions.
