Vacant land / Bring your evidence
Land needs its own comparables.
The property dataset contains no vacant-land sales. Build a transparent scenario from land transactions you can verify, using a single area unit throughout.
Check title and permitted use, tenure and remaining lease, road access, utilities, terrain, flooding and restrictions. An agricultural plot and development land are not interchangeable.

How is the property range calculated?
We match the same scheme and locality, property type, tenure, and area within ±20% of your input. The range is the 25th–75th percentile of recorded price per square foot multiplied by your property area. At least five matched sales are required; five to nine is a limited sample. This is a comparable-sale illustration, not a statistical confidence interval. No automatic widening to another area takes place.
What does the trend measure?
Property charts compare annual median price per square foot within your selected segment and size band. Each plotted year needs at least ten sales. The change uses the latest two complete calendar years; the partial 2026 period is labelled separately. Different units, condition and lease balances can still affect the result. This is not a repeat-sales index or a prediction.
State comparisons use median sale prices within property-type and tenure groups, each with at least 40 rows in both 2021–22 and 2024–25. Changes are weighted by the earlier period’s sale counts. Location and size mixes can still change inside each group. These state figures use total prices; the property charts use price per square foot.
Are land area and built-up area interchangeable?
No. Built-up comparisons use recorded main-floor area only; missing floor area is excluded. Land-area comparisons are offered for supported landed housing types and include the value of the building. They do not estimate vacant land. The land worksheet instead uses comparable land sales you supply, without automated adjustments for planning use, access, terrain or title conditions.
Where does the evidence come from?
The supplied NAPIC / JPPH open transaction export contains 509,476 rows. The earlier PropTools display indexed 509,475 records; this feature preserves all source rows and does not claim they are unique deeds. 151,779 rows have no usable main-floor area. No vacant-land transactions are present.
The source was captured on 29 September 2026 and prepared for Finance Lim on 9 October 2026. It is not a live feed. Source data can include related-party sales and reporting gaps. Falling record counts alone do not establish falling demand.
